Planning Framework for Gwydir Shire

Gwydir Shire Council is committed to ensuring sustainable growth, protecting our environment, and supporting vibrant and resilient communities. Our planning framework provides the foundation for land use decisions across the Shire and ensures development aligns with the values and needs of our community.

Gwydir Local Environmental Plan (LEP)

The Gwydir Local Environmental Plan (LEP) sets out the zoning and planning controls that guide land use and development across the Shire. It is the primary legal instrument used to implement Council's land use planning objectives, providing clarity on what can be built and where. The LEP helps preserve our rural character, protect heritage and environmental assets, and facilitate appropriate development.

Community Participation Plan (CPP)

The Community Participation Plan (CPP) outlines how and when the community can be involved in planning decisions. It aims to promote transparency, trust, and engagement by providing clear guidelines on public notification and consultation processes for planning proposals, development applications, and strategic planning initiatives.

The CPP ensures everyone has the opportunity to be informed and contribute to shaping the future of our Shire.

Local Housing Strategy (LHS)

The Local Housing Strategy (LHS) sets out Council’s long-term plan for housing in our Shire. It provides a framework to guide where and how new housing should be delivered to meet the needs of our growing and changing community.

The LHS ensures that future housing is well-located, diverse, and sustainable, supporting the liveability and character of our towns and villages while aligning with State and regional planning priorities.
