For Sale – Holiday Cabin

Council is offering for sale a cabin by way of highest bidder, subject to the conditions outlined below. Council reserves the right to accept or reject any offer at its absolute discretion. The successful purchaser will be required to sign an agreement which will include the terms and conditions of the sale.

The cabin comprises one (1) bedroom, kitchen, two (2) bunk beds, one (1) bathroom, and a small external decking area.

Included fixtures and furnishings:

  • One double bed
  • Small refrigerator
  • Microwave
  • Oven
  • Table and chairs
  • Air-conditioning unit (note: the air-conditioning unit is faulty)

Removal and Services

The successful purchaser will be solely responsible for all aspects of the removal and relocation of the cabin from the site. This includes the disconnection and management of all utilities and services, excluding water and sewer, which will be managed by Council. The purchaser is also responsible for obtaining all necessary approvals, permits, and consents required for the removal, transport, and relocation of the cabin, including any planning, building, transport, or regulatory approvals. The purchaser will bear full responsibility for all costs associated with the removal and relocation.

Prior to any removal works commencing, the purchaser must submit a detailed removal and relocation methodology for Council approval. This methodology must outline the proposed timing, transport arrangements, equipment to be used, nominated contractors, access requirements, and confirmation of all required approvals. No removal or relocation activities are to commence until written approval has been granted by Council.

All removal and relocation works must be carried out in accordance with relevant Work Health and Safety (WHS) legislation and undertaken by suitably qualified, licensed, and insured contractors.

Insurance and Indemnity

Before any works commence, the purchaser (or their contractor) must provide evidence of public liability insurance with a minimum cover of $20 million.

The purchaser agrees to fully indemnify Council from and against any claims, losses, damages, injuries, costs, or liabilities arising from or associated with the sale, removal, transport, or relocation of the cabin.

Condition of Sale

The cabin is sold “as is, where is”, with no warranties or representations, express or implied, as to its condition or condition of the included fittings and furnishings, structural integrity, or suitability for reuse.

Council will not be liable for any damage, loss, or defect identified before, during, or after removal or transportation.

The purchaser will be responsible for any damage to Council land or infrastructure arising from the removal process. The purchaser will also be required to reinstate the site to a level condition to Council’s satisfaction including removal of all stumps, foundations, pipes and debris.

Timeframes and Payment

  • A non-refundable deposit of $500 is payable within two (2) business days of notification of a successful offer. The balance of the purchase price must be paid within fourteen (14) days of notification.
  • The cabin must be removed from site within three (3) months of the agreement being signed.

Failure to meet payment or removal deadlines may result in cancellation of the sale, forfeiture of the deposit, and Council retaining ownership of the cabin

Submissions must be sent to mbone@gwydir.nsw.gov.au and must include:

  • The offered purchase price
  • Written acknowledgement and acceptance of all conditions of sale.

Submissions to be received by 5pm on Friday 13 February 2026.
